Gibsons is the gateway to the Sunshine Coast and our quintessential seaside town. The waterfront and wharf have the small-town feel you'd expect to find in Eastern Canada, but instead of fishing boats, you'll find ocean cruisers.
Current Gibsons listings are below, followed by my guide to the neighbourhoods, prices and what to check before you buy.

Lower Gibsons, the harbour and lower village, is a little more touristy: trendy shops, cafés and restaurants, the waterfront boardwalk, parks, the marina, the library, the museum and art galleries.
Upper Gibsons is business central: grocery stores, banks and the high school. The area around it is a mix of retirement living, single-family homes, and apartment and townhouse complexes, all within walking distance of shopping.
Heritage Hills and the Franklin and Burns area are very desirable, with heritage homes, renovated mid-century homes and beautiful views of Keats Island and the North Shore mountains. Gower Point and Bonniebrook get into larger lots, bigger ocean views and higher prices. Hopkins Landing and Granthams Landing are tightly packed older neighbourhoods with loads of character and views, and Hopkins has one of the most beautiful beaches on the coast.
Where I'd steer you: young families tend to gravitate to the Cedar Grove area for the school. If you want to be in the hub, look in Lower Gibsons for its character and charm. Many retirees move to the Parkland or Shaw Road neighbourhoods, with easy walking to banking, doctors and groceries. If you want views, look in Lower Gibsons, along Gower Point Road and in Bonniebrook.
As of October 2026, 108 detached homes are listed in Gibsons and area at a median asking price of $1,199,000, and 20 condos and townhouses are asking under $700,000.
Around $700,000 gets you a condo, or a fixer-upper in a less desirable location, like a busy street. There are a few great opportunities around the $1 million mark: a family home in good condition, with a few updates done, in an established, desirable neighbourhood. Between $1 million and $1.5 million there are a lot of fantastic options, including large, well-maintained view homes.
Highway exposure is a big one, especially for people moving from the city. Some don't mind, but for many, part of the appeal of the coast is the quiet, calm, slower pace. If a home backs onto the highway, sits on it, or is on a busy corner, know that beforehand so there are no surprises.
Also check whether the property is inside Town of Gibsons limits. Inside town, water comes from the Gibsons aquifer and homes are on municipal sewer. Just outside, in Langdale, Hopkins, Granthams and Elphinstone, properties are on the regional district's water system, are generally on septic, and fall under SCRD zoning instead of the Town's.
Is Gibsons a good place to commute to Vancouver from?
The Langdale ferry terminal is minutes from Lower Gibsons, and the crossing to Horseshoe Bay takes about 40 minutes. Know in advance that sailings get delayed, and the ferry can and does break down. Walking on makes life much easier. Reservation capacity has been increased again, so don't expect to drive up and get on every time.
Is Gibsons or Sechelt better for me?
It really depends on who you are. Gibsons is smaller, under 5,000 people, with a concentration of breweries and cideries and close proximity to the ferry. Sechelt is larger, over 10,000 people, and close to the hospital, with more housing options and services overall.
Lower Gibsons or Upper Gibsons?
It depends. I'd choose Lower Gibsons if I wanted to live in a quaint seaside town where I could walk to the cafés and restaurants. I'd choose Upper Gibsons if I wanted to be close to the grocery store and rec centre, or wanted a bigger property closer to the Cedar Grove catchment.
What does $1 million buy in Gibsons right now?
A family home in good condition, with a few updates done, in an established, desirable neighbourhood.
Where does Gibsons get its water?
Inside town limits, from Aquifer 560, a protected underground aquifer beneath the town. Areas just outside, like Langdale and Elphinstone, are on the SCRD's regional system.
Can I run a short-term rental in Gibsons?
The provincial principal-residence rule doesn't apply in Gibsons, but the Town's business licence and zoning rules do, and properties outside town limits fall under SCRD rules instead. Check the specific property.
