Roberts Creek is where the forest meets the ocean. Locals just call it "the Creek," and it's exactly as it seems: warm and welcoming. It's a micro-community, and a very desirable one.
Current Roberts Creek listings are below, followed by my guide to the neighbourhoods, prices and what to check before you buy.

Above the highway you'll find acreage and farm-type properties, many with horses. The heart of the Creek and the area around it is made up of family homes on larger lots. The waterfront is some of the best on this part of the coast. Walk-out waterfront is hard to find, and Roberts Creek holds most of the usable, walkable beach.
Artists, equestrians, mountain bikers and nature lovers all love this community. The wealthy (not flaunting it) live next to hippies and young families. A multi-million-dollar waterfront home can sit across the street from a modest little cottage. It's a wide range of incomes, all sharing the same love of the outdoor lifestyle.
Beach Avenue is where it's at: the most desirable neighbourhood in the Creek. Families look at the streets around the Beach Avenue hub (Marlene, Henderson, Park, Margaret and Kraus), where kids can walk to the elementary school. Retirees love it too, if you want to garden and have space between you and your neighbours.
Lower Road is a mix of large lots and waterfront acreages. It's a little further from the heart, but still central.
Above the highway is larger acreage, horses, privacy, and peace and quiet. If you want even more room, that's where we'll explore: most properties there are 5+ acres, with less day-to-day traffic.
As of October 2026, 39 homes are listed in Roberts Creek at a median asking price of $1,275,000, and only 9 are under $1 million.
If you act quickly, homes around the $1 million mark do come up: a family home on a good lot. But they often get snapped up within days. The odd fixer-upper appears too, but they're few and far between.
Roberts Creek is one of those neighbourhoods where you can't go wrong. For $1.2 to $1.5 million, you'll often get more land here; spend the same in Gibsons and you'll get a view instead.
Almost every home in Roberts Creek is on a private septic system, and about half rely on wells, mostly above the highway. The rest are on the SCRD's regional water system, which has had summer outdoor-watering bans in dry years.
Zoning is a mix: single-family, two-dwelling and farm use, with some Agricultural Land Reserve, mostly in the upper Creek. If you have a specific want or need, like running a vacation rental or building a second home, make sure the zoning and title documents permit it. Dig a little deeper with the SCRD so you know the use matches your dream.
Can I run a short-term rental or build a rental cottage?
A lot of people come to the Coast looking for a way to generate extra income, and a short-term rental is one way. The rules have changed a lot over the past couple of years. Size restrictions, business licences and the type of building all matter, so understand them first if this is a key factor in your decision to buy.
What should I ask about a well?
Has the seller been doing regular maintenance, and who's been doing it? Do they have a water quality and quantity report? If they don't, testing can be written into the contract of purchase and sale as part of the buyer's due diligence.
Does Roberts Creek have sewer?
No. Homes are on private septic systems, so the system's age, permits and condition matter as much as the roof.
How far is Roberts Creek from the ferry?
About 15 minutes to the Langdale terminal, and the crossing to Horseshoe Bay takes about 40 minutes.
What does $1.2 million buy in Roberts Creek right now?
You have a few great options: a few family homes in the Beach Avenue area, or a couple of larger acreage properties near the highway or above.
